Holding Deposit (per tenancy): Equivalent to one week's rent. This deposit is required to secure a property. Please Note: This amount will be retained if any relevant individual (including any guarantor(s)) withdraws from the tenancy, fails a Right-to-Rent check, provides materially significant false or misleading information, or neglects to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or another mutually agreed upon deadline in writing).
Security Deposit (per tenancy, rent under £50,000 per year): Amounting to five weeks' rent. This serves as coverage for any damages or defaults on the part of the tenant during the tenancy.
Security Deposit (per tenancy, rent of £50,000 or over per year): Equal to six weeks' rent. This covers any damages or defaults on the part of the tenant during the tenancy.
Unpaid Rent: Interest at a rate of 3% above the Bank of England Base Rate will be charged from the Rent Due Date until the outstanding rent is settled, aiming to address non-payment of rent. Please Note: This charge will not apply until the rent is overdue by more than 14 days.
Lost Key(s) or other Security Device(s): Tenants will be responsible for the actual cost of replacing any lost key(s) or security device(s). If the loss necessitates a change of locks, the tenant will be charged for the actual expenses incurred, including those for a locksmith, new lock, and replacement keys for the tenant, landlord, and any other relevant individuals requiring keys. If additional costs arise, a fee of £15 per hour (inclusive of VAT) will be applicable for the time spent replacing lost key(s) or security device(s).
Contract Amendment (Tenant's Request): A fee of £50 (inclusive of VAT) per agreed-upon variation. This fee is intended to cover the expenses associated with receiving landlord's instructions and preparing and executing new legal documents.
Change of Sharer (Tenant's Request): A fee of £50 (inclusive of VAT) per new tenant introduced or any reasonable costs incurred if higher. This fee encompasses the expenses tied to receiving landlord's instructions, conducting referencing and Right-to-Rent checks for the new tenant, registering the deposit, and preparing and executing new legal documents.
Early Termination (Tenant's Request): If a tenant wishes to terminate their tenancy prematurely, they will be responsible for the landlord's expenses in re-letting the property, as well as all rent due under the tenancy until the commencement date of the replacement tenancy. These costs will not exceed the maximum amount of outstanding rent on the tenancy.
